Today, we’re diving into what’s really happening in North Georgia’s real estate market as we head into 2025.Hey y’all! I’m excited for this one. There’s a lot of noise out there, but if you look at the numbers, the market’s actually stabilizing. We’re seeing slower price growth, more homes on the market, and—this is big—listings are sitting longer, especially in Atlanta.Yeah, and that’s a real shift from the last couple years, right? Inventory’s up about 7 to 8 percent year-over-year, which is, I mean, that’s a pretty significant bump. And homes selling above list price? That’s dropped too—down about 4 or 5 points from last year. So, buyers have more room to negotiate, and you’re not having to make those snap decisions anymore.Exactly. I think people forget how fast things were moving in 2022 and 2023. Now, with homes averaging, what, 41 days on the market in Atlanta? That’s up over 30 percent from last year. It’s a totally different ballgame for investors.Yeah, and I’ll tell you, I just helped a client in Canton—this was maybe a month ago—negotiate on a property that had been sitting for almost two months. The seller was getting anxious, and we were able to get a price reduction, plus a longer due diligence period. That just wouldn’t have happened a year ago. It’s a great example of how buyers have the upper hand right now, if you know how to use it.That’s such a good point. I mean, it’s not just about price, it’s about having time to really dig into the numbers, do your inspections, and not feel rushed. That’s a huge advantage for anyone looking to invest, especially if you’re new to the game.Absolutely. And honestly, I think a lot of folks are still operating like it’s 2021, but the leverage has shifted. If you’re strategic, you can really make the market work for you right now.So, let’s talk about Cherokee County for a second. It’s kind of the sweet spot for investors right now. Canton’s median price is up 7.5 percent year-over-year, sitting at just over $532,000. The whole county’s up 4.2 percent, which is still solid growth, especially compared to some other areas.Yeah, and you’re not paying Atlanta prices, but you’re still close enough to benefit from all that economic activity. Plus, Georgia’s been named the best state to do business for, what, ten years running? That’s not nothing.Right! And the job market’s still growing, infrastructure’s improving, and you’ve got a mix of property types—single-family, small multi-family, commercial, even land development. There’s something for every investor profile.I’ve seen a lot of interest in Woodstock and Ball Ground too. Woodstock’s got that business center proximity, and Ball Ground’s kind of an emerging area. But Cherokee County as a whole just keeps attracting smart money.Totally. I actually worked with a client recently who bought a small multi-family in Cherokee. They were able to get in at a good price, and with all the local business growth, their rental demand shot up almost immediately. It’s not just about appreciation—it’s about cash flow and long-term stability.Yeah, and the numbers back that up. Single-family rentals are seeing 8 to 12 percent cash-on-cash returns in the right neighborhoods, and multi-family can go even higher if you’re willing to do some value-add work. Median rent’s around $2,000, which is right in line with national averages, so you’re not overextending yourself on the rental side either.And don’t forget commercial. Neighborhood retail, medical offices, flex warehouse—there’s a lot of opportunity, especially with all the infrastructure improvements happening. If you’re looking for land, there are still some good plays for patient investors, especially with municipalities offering incentives for quality developments.Yeah, it’s not just about what’s hot right now, but what’s gonna be hot in three, five, ten years. Cherokee’s got that long-term upside, for sure.Alright, let’s get tactical. If you’re looking to invest in 2025, your strategy’s gonna depend a lot on your capital. If you’ve got, say, $100,000 to $500,000, single-family rentals are still your bread and butter. Look for those three-bed, two-bath homes in the $300K to $450K range, do some light improvements, rent it out, and maybe refinance down the line.Yeah, and if you’re working with $500K to $2 million, you can start looking at small multi-family or even some commercial properties. Two to eight units, maybe a small retail strip—those value-add plays can get you 12 to 18 percent total returns if you manage them right.And for the big players—$2 million and up—it’s all about land development or larger commercial. That’s higher risk, but the returns can be 15 to 25 percent if you know what you’re doing. But, you know, you really gotta have your ducks in a row for those deals.For sure. And with mortgage rates still elevated, all-cash buyers have a real edge. But if you’re not sitting on a pile of cash, creative financing is your friend. Seller financing is making a comeback, and honestly, I remember the first time I structured a seller-financed deal—this was back when rates spiked, I wanna say, maybe 2010? Or was it 2011? Anyway, both sides won. The seller got a steady income stream, and my client locked in a better rate than the banks were offering. It’s not always easy to find, but it’s worth asking about, especially now.Yeah, and I think people sometimes overlook those options. It’s not just about what the banks will do for you. Sometimes the best deals are the ones you structure yourself, especially in a market like this where sellers are more motivated.Exactly. And, you know, the next six to twelve months could be the best window we’ve seen in a while for building a portfolio in North Georgia. But you gotta be strategic—do your homework, build your network, and don’t be afraid to get creative with your offers.Couldn’t agree more.
